series. RMWBH attorneys will be appearing at the following courses:

POAs."

Conducting a 209 Hearing +
Tips for Virtual Hearings
By Paul Gaines
Recently, we have received many questions from
managers and board members regarding hearings under Chapter 209 of the
Texas Property Code. Although Texas statute lists the requirements, it
offers little guidance for conducting the actual hearing. The following
article provides a breakdown of the legal aspects and procedures
associated with 209 hearings and, due to the recent pandemic, offers a
few tips to help boards proceed with 209 hearings virtually.

Using Annual Checklists During COVID-19
By Eric Tonsul
Budget season is upon us. This budget season will be one
like never before. The ongoing COVID-19 pandemic has created unforeseen
expenses and budget shortfalls for some and fewer expenses and budget
surpluses for others. So, when trying to forecast an accurate budget
for the association for the next year many managers and boards may find
it nearly impossible because government officials and health experts
can only guess when COVID-19 may end. Now, more than ever, it is a good
idea to examine how things are running in the community as a
corporation.

The Importance of Pre-Qualifying Vendors
By Noelle Hicks
There are thousands of vendors that work in your area
but only a few are utilized for property owners association (POA) work.
When looking for a qualified vendor, there are several factors you want
to consider before letting the work begin. First, who is defined as a
vendor? A vendor, also known as a supplier, is a person or business
that sells goods or a service, this could include contractors,
professionals and brokers. So, now that we have defined what a vendor
is, how do you get the results you want from a trusted vendor? Well,
there are many ways, but one important way is pre-qualifying them.

The Importance of Pre-Qualifying Vendors
There are thousands of vendors servicing Texas
businesses and residents, but how do you know if they are qualified to
service property owners associations? An important step, which can take
out a lot of potential trouble and litigation down the road, is to
pre-qualify the vendor.
Join Shareholder Sipra Boyd and Associate Noelle
Hicks of our Houston Office as they take you through the steps to
pre-qualify a vendor. Sipra and Noelle will discuss the factors to
consider and what you should watch for before you sign a contract.

Virtual 209 Hearings
COVID-19
and social distancing has upended many of the processes of our property
owners associations. Unexpected financial expenditures for safety and
sanitation, amenities closed and Board and member meetings delayed or
moved to virtual platforms have all greatly affected POAs. How have
these changes affected other facets of POA operations such as 209
hearings?
Join
Shareholder Leah K. Burton and Associate Paul Gaines of our San Antonio
Office as they explain the 209 hearing process, what should occur during
the 209 hearing and how meetings can and should be held virtually
during the COVID-19 pandemic.

Annual Checklists
COVID-19 has brought a
myriad of new expenditures to property owners associations, and as we
go in to budget season, community amenities are not the only parts of
the association that require regular maintenance. Even the association
as a corporation and its documents database require some maintenance or
at least inspection.
Join Equity Shareholder
Clint Brown as he helps you prepare for budget season and the added
expenditures COVID-19 has brought. By the end of this course you will
know when it’s time for a document tune up, be able to navigate through
the association’s governing documents and understand policies
recommended for all property owners associations.
*This course is
approved by the Community Association Managers International
Certification Board (CAMICB) to fulfill 1 hour of continuing education
requirements for the CMCA certification. www.camicb.org
